The investment strategy of the business is to offer our clients wealth enhancing opportunities, by focusing on investments in Sweden through diligent and careful selection on an “off market” basis. Capital preservation and management of the investment risks are of prime importance to Táin. Using these investment fundamentals, we specialise in securing self financing, off market property with potential to increase value through active management and / or development. We have established strong links with our Swedish management partners, Swirish Property AB & Hammar Nordic AB to ensure the success of our syndicates. Following extensive research, Táin acquired it’s first investment in December 2007 on behalf of our investors in Táin 1– Zakrisdal, in Karlstad. Zakrisdal is a 50 hectare commercial park with development potential. To date, we have already negotiated on new lease terms with some of the larger commercial tenants and rented additional commercial space, increasing the overall income. Due to Zakrisdal’s excellent location between the main commercial area of Karlstad (9 million footfall in 2007) and Karlstad city centre, we felt the development potential was huge. Testament to this, was our success in obtaining permission (August 2008) from the city council to design a master plan for the site for up to 3,500 residential units, in addition to new office and retail space. This quantifies into a conservative return on investment of 30% within the first 12 months
